Located on Scottfield Drive in Scarborough, the one storey building is on a 1.3-acre lot with an east west
orientation. The project must comply with the City of Toronto Green standards which cover
environmental control standards. Pedestrian access is off the city sidewalk to the front and rear of the
building. The development targets the automobile repair industry. The building has 15 units each of
1,346 SF all with front and rear access. There are 68 parking spaces including 18 electric vehicle
charging stations.


The units are sold or leased as empty spaces for future users to set up their own equipment and have
the possibility of a small mezzanine. Each unit has its own roof top heating and ventilation system and
electrical supply. The building is fully sprinklered.


The construction has a steel frame with a clear height of 20 feet enclosed with coloured insulated precast
sandwich panels. The front and rear overhead door are 13’-9” high. As a street front, and to give the
structure individuality, the east facing façade is a glass wall with a coloured aluminum border behind a well
landscaped frontage.
